Ice Pond Lane
Ice Pond Lane is a new housing subdivision developed as part of the redevelopment of the 124-acre former site of the Northampton State Hospital, which closed in 1993. Ice Pond Lane is the first phase of the development and occupies a previously undeveloped 38-acre site. The Community Builders (TCB), a Boston based nonprofit affordable housing developer, subdivided the site into 26 lots for single-family homes. Six lots are reserved for homes affordable to low and moderate income households. Two of the six affordable houses have an accessory one bedroom wheelchair-accessible unit affordable to households making no more than 60 percent of the area median income. The other six units each have three bedrooms.
The construction of 26 new homes helps address the severe housing shortage in Massachusetts while making productive, tax-generating use of abandoned state property.
